How to Develop a PM Program
A PM program is a preventive maintenance strategy that refers to all of the associated maintenance plans to be applied to assets (discrete or linear). A PM program helps extend the life of an asset and helps to identify (and reduce) potential failures. Seeing how this can be a huge task in itself one should be sure to first identify critical assets/systems to perform analysis on. This analysis should consider design basis, the various failure modes, consequences of failure, and then select the best maintenance strategy. This approach requires you to verify optimum intervals for inspection; that the right equipment is inspected in the right way; and the proper data is collected (at initiation and closeout). Valuable insight would come from the OEM, the maintenance organization itself, and, EAM system historical data. Key measures include MTBF, top-10 repair costs by location or asset, failure analysis, and PM compliance. It is okay to take what you have in place (legacy system/data), but, seek continuous improvement and refinement. This last step involves work order feedback (trades feedback e.g. "is this the correct strategy", "correct frequency", asset condition, maintainability issues, design flaw, safety issues, failure/problem codes, recommendations to prevent future problems).
