Maximo 7.1 - KPI for PMs

From: anthonygil219 (2012-07-01 00:20)

Hello all,
I just wanted your thoughts on creating new Work Types. We have established PMs and when a repair is needed we open a new WO as a CM. The problem with that… it is being considered Unplanned Work and becomes a negative when we run our KPIs.
1. Preventive Maintenance compliance
2. % Preventive Maintenance
3. % Corrective Maintenance
4. % Trade/ Craft Utilization
5. % Work scheduled compared to completed
6. % Work completed when scheduled
7. High Priority Work Order Backlog
We're thinking of a new work type of EPM (Extended PM) which would account for the addition work (Repair) from the PM. Any thoughts or lessons learned would help.
Thanks
Anthony

Are you creating the records as follow up work to the PM work order? If so, you could easily exclude those from your CM calculations.
However, in reality it IS unplanned work, they didn't have the intention of "fixing" it at the time of the PM. You probably should have a different KPI for tracking how many of these types of work you're doing, but disagree that a worktype is the best way. Tracking them as follow up work is the best way as you maintain traceability to the original PM.
I feel like the additional work type leaves the door open for selection on anything without that traceability back to the original PM the work was found on. I.e. ohhh my numbers are looking bad, let's change some of these work orders to EPM's to make them look better.
The thing you should be taking away from the analyzing the additional work you're discovering during a PM is: does the additional work being done become part of the regular PM schedule.
My $0.02.

Why not just create a follow-up work order from your PM and set your KPI to treat anything where origrecordclass = workorder as planned or PM work?

If it is repair work based upon a failure then the CM is the correct choice.
